Step 1. Identify the georgraphical area that you wish to target. Your lists can be developed using many different criteria. The best way to guide you in targeting renters is to give you some examples how our clients have created their renter mailing lists. Some great examples are listed below:

• Renters in specific buildings (either by name of building or the address of the building)
• Renters in specific apartment complexes and apartment communities
• Specific areas such as renters by zipcode or counties
• Specific areas that you define...such as "renters within the boundaries of these streets."
• Renters in specific neighborhoods (Real estate agents - these are great candidates for becoming home owners!).
• Renters according to income.
• Renters paying a specific rent range (e.g. renters who pay more than $900/mo. in rent in a given area). This rent range is at the complex level... not the unit level. Unit level rent (as in Apt 3G pays $950/month in rent) is not available...nor or rents of single family dwellings.
• Renters in a radius of an address point. (e.g. a new home listing and you want to reach renters in a 2 mile radius of the home.)
• Renters who have just recently moved into an area.

Step 3. DietrichDirect will send you a report that outlines the total number of renters for criteria you specified. (***Counts by complex are provided at no charge for up to 20 complexes). We will also provide you with a free consultation to go over your marketing goals and objectives.

Pricing and Features

• Our records are delivered via email to you. Depending on the database used to create your renters list, the list will include the following elements:
  • Salutation - such as "To Our Friends At" (default provided is "Current Resident")
  • Full Name - if selected (extra charges apply)
  • Full Address - includes all address elements - INCLUDING THE UNIT/APT # - PLUS everything necessary to construct the USPS barcode if you request it.
  • If requested - the CASS certification from the USPS making you eligible for maximum postal discounts.
  • Free consultation if you preparing your mailing yourself.
  • Any format option is available, however most common is Excel (no extra charge and the default format ) or MS Word label document ($8.00 extra charge)

   

  If your list is based on specific complexes, either by name or by rental amount, the first 10 are $129 flat through Aug 31, 2023 regardless of the # of units in each. After 10, each additional complex pulled is only $10 per complex. A great deal even at $10 per complex - compared to what others charge at over $100 per complex!

  **Price - Summer 2023 Season Marketing Special - $129 Flat for Up to 10 complexes regardless of the units in each (Additional Complexes are only $10 each).
  **Need great pricing on just one or two complexes? 1 complex for $29. 2 complexes are only $39. That's a great deal.

  Names added to this type of list are only $7.50 extra per complex.

  ***If you require up front count estimates for more than 20 complexes prior to ordering, then counts requested for more than 20 complexes run $8 each complex. If you subsequently order the units for any given complex(es), then the $8 is credited toward that particular complex cost.

  If your list is not based on specific complexes or rental amounts and you are simply pulling multi-family dwellings based on geography only (i.e. carrier routes/zipcodes/cities etc), then you can get up to 5000 records for $99 flat.
  
  **If your mailing list is between 5000 records but less than 15,000 then your price is $125 flat. Over 15,000 multi-family dwelling records, the price is only $7.50 per thousand. Apartment complex names are not available for append on this type of list. If you need your list to include apartment complex names then you must order by specific complexes/pricing as outlined above.

  Names added to this particular type of renters list would be an extra $5 per thousand records.
  

  If your list is based on pulling renters by income, renters in single family homes, or renters by any other demographics then you can get up to 1000 records for $59 flat. Names are always included in this type of list.
